Who We Are
CMS Homes
CMS Homes is led by Chris Sevajian. Chris served in the Navy, then worked for the federal government in Washington, DC after his service. He left government work to gain control over his future, stepping away from the constant changes and uncertainty.
11 years ago, Chris and his wife moved to Indiana County, PA to be closer to family. When he arrived, very few investors were operating in the area. Seeing the opportunity, he applied what he learned in DC and began buying and restoring older homes.
Over time, he developed a deep appreciation for the architecture, character, and history of the community. Today, his mission is simple — to help homeowners move forward while improving the neighborhood one old house at a time.
GET MY FREE CASH OFFEROur Mission & Philosophy
Our core principle is simple: genuine, authentic connection.
Chris meets sellers where they are. He doesn’t sell hard — he guides them. He doesn’t expect to win every deal. He focuses on building the relationship first. When sellers are ready, they call him.
He’s faith-driven, but he doesn’t lead with faith — he lets the way he treats people speak for him. He shares the work openly so anyone can see what’s actually happening behind the scenes.
“I just want them to know that I could actually solve their problem and not leave them hanging.”

A Note from Chris
Most “we buy houses” pitches skip the part where the person buying your house is also a person. So here's the part most investors won't put on a website:
I've been homeless. I was raised by my grandparents. These are social issues we all live around — they're not abstract to me, and they're not a marketing angle. They're the reason I can walk into a hoarder house, or a probate situation, or a family home that's been let go for years, and not judge anyone for how they got there.
If you're in a hard spot with a house, I've probably sat across from someone in the same spot before. You don't owe me a clean house, a polished story, or a perfect explanation.
Just reach out — I’ll meet you where you are.
Frequently Asked Questions
Everything you need to know before selling your house fast.
Chris's offer is based on the condition of the house and what it costs to fix everything — not the "move-in ready, freshly painted" retail comp.
When you sell traditionally, you pay realtor commission (~5–6%), closing fees, holding costs while it's on the market, and repairs to make it presentable. You also sit through showings, inspections, and inspection re-trade requests.
Chris buys as-is. No commissions. No repairs. No showings. The "gap" between his offer and a retail sale isn't really a gap once you back out the costs you'd have actually paid.
Chris posts his actual work on Instagram (@chris_sevajian) so anyone can see the houses he's bought and what he's done with them. He's been doing this in Indiana County for 11 years. He'll meet you at the house. If something feels off, you can walk away.
Chris will tell you straight: "I'm not your best option here." And then he'll point you to who is — a realtor, a different program, whatever fits. He's available either way.
Recent estate deal — Chris walked the house, made an offer, family said yes, all within 24 hours . Typical close is days, not months.
No. Chris is the end buyer. PA recently made wholesaling a licensed activity; if Chris ever does that route, he buys the house first, then sells (double close). The seller is never stuck waiting for him to find a buyer.
